These three terms must not be treated as interchangeable.

Progress or handover is delayed. Delay alone does not establish an official sick or abandoned classification; check the JPN record and SPA.

JPN describes a sick development as over 30% behind planned progress or past its sale agreement period. That does not automatically make it officially abandoned.

KPKT describes some LAD disputes as non-technical TTPR claims, subject to the SPA, deadlines and jurisdiction, but excludes abandoned-project disputes. Seek advice on another forum if abandonment is the issue.

Claims of RM30,000–RM200,000 cashback, price inflation or withdrawn rebates are not verified as widespread practice. Examine each project's SPA, offer letters, original advertisements, payment evidence and financing agreement. Enforceability depends on the documents and facts.

KPKT describes discussions with purchasers about recovery. For proposals changing price, delivery, LAD, rebates or waiving claims, request the full draft and written explanation before agreeing. A rescue label does not automatically erase buyer rights.

1. Verify the official project status

Official-source description

Look up the project and developer in TEDUH and record when you checked. If missing or conflicting, seek confirmation from JPN; a screenshot alone may be outdated.

2. Ask about formal confirmation where abandoned

JPN describes how to request an abandoned-project confirmation letter. Confirm current requirements directly and share identity documents and the SPA only through official channels.

3. Contact your lender before arrears worsen

Official-source description

Ask the lender in writing about repayment assistance and provide project confirmation if available. Request written treatment of instalments, charges, arrears and credit records. Do not simply stop paying because construction halted.

4. Separate LAD, defects and abandonment

Check the TTPR FAQ for claim type, ordinary RM50,000 cap and filing windows. KPKT expressly excludes abandoned-project disputes from TTPR.

What is the status of licences, permits, construction timeline, development funds and formal purchaser notifications? This is a question, not an allegation of misappropriation.

04Rescuer: which rights would change?

Does the draft change LAD, handover dates, rebates/cashback, extra charges or claim waivers? Why is each alteration proposed and who bears the cost?
